Short-term rental properties

A sauna that runs when you are three states away.

Built for durability under guest use, remote operation from your phone, and a turnover a cleaning team can finish on schedule. Installed and supported by one team in Colorado, Southern California, and the entire Kansas City metro.

Before anything else

We do not publish figures we cannot back.

You will find pages that tell you exactly what a sauna does to your calendar. We do not publish figures like that, because we have not seen a source we would stand behind, and a number we cannot support is worse than no number at all.

What we can talk about with confidence is the part we do: how the room holds up under guest use, how it operates when you are not there, what a cleaning team faces between stays, and who answers when something needs attention in a busy season. That is a practical conversation, and it is the one that decides whether this works for you.

Everything below is what we know from building and servicing these rooms. Nothing below is borrowed from a report we cannot show you.

What decides it

Four questions, in this order.

A rental room is a different design problem than a household room. Same seven stages, different weight on each one.

Durability under guest use

A household sauna gets used by people who own it. A rental sauna gets used by people who will never see it again, at hours nobody supervises, sometimes on the last night of a long weekend. Materials, hardware, and the door take that differently than they take family use. This is the first thing we look at, and it is why our recommendation for rentals leads with SaunaLife.

Operation without you present

You are not going to walk over and turn it on. Wi-Fi heater control changes the arrangement completely: the room can be brought up before arrival, shut down once the guests have gone, and checked from wherever you are. Harvia offers Wi-Fi capable control, and for a rental it is the upgrade we recommend most often.

A guest can work it without a manual

Whatever a guest cannot figure out in ten seconds becomes a message to you at nine at night. So we set the room up around one obvious control and a predictable heat-up, and we keep the choices in front of a guest to the smallest number that still gives them a good session.

Turnover a cleaning team can finish on the clock

The room has to be reset between stays by someone working against a clock. That points to surfaces that wipe down, benching that comes clear, ventilation and drying that happen on their own between guests, and a wood finish that tolerates being cleaned rather than babied. We plan the turnover before we plan the placement.

The lead recommendation

SaunaLife, for most rental properties.

SaunaLife is where value and quality meet in a way that suits a property carrying real use. It is our lead recommendation for short-term rentals in all three of our markets, indoor and outdoor, and it has been for a while.

It is a recommendation, and it moves with the site. If the property is design-led and the room is going to appear in every photograph, the answer may be different. If the site is exposed Front Range ground taking freeze and thaw all winter, thermally modified wood may earn its place. If the room is indoors with a small footprint, infrared may fit better than traditional. The recommendation moves with your site rather than with a catalog.

Availability and specifications are confirmed during your consultation.

Remote operation

The heater is the part that makes it a rental sauna.

Everything about running a room you are not standing in comes down to the control on the wall and the app in your hand.

Harvia Wi-Fi capable control

The convenience upgrade, and on a rental it stops being a convenience. Heat the room before arrival, confirm it is off once the property is empty, and see the state of it from anywhere.

Harvia KIP

The workhorse and our default recommendation. Straightforward, familiar, and easy for a guest to understand at a glance.

HUUM Hive

Where the heater is part of how the room looks. Worth considering on a property whose photographs do a lot of the work.

Saunum

Air circulation for a softer, more even heat. A good answer where guests are likely to find sharply stratified heat uncomfortable.

Heater selection is settled during your consultation. Sizing depends on the room volume, the glass area, the insulation, and the climate, which is why we work it out with you rather than publish a chart. Model names are the only thing we put in writing here.

After the sauna

The rest of the project, on a property you do not live at.

The site, the power, the build, and the years that follow matter more on a rental than anywhere else, because you are not there to catch anything early.

  1. Site preparation for a property you do not live at

Pad, foundation, drainage, access, and placement, decided with the same care we would give a home. On a rental it matters more, because nobody is on site to notice water pooling where it should not or a base settling out of level over a season.

  2. Electrical coordination

Electrical coordination is part of your project, and permitting and local requirements vary, so our team will assess this with you during the consultation.

  3. Protection sized to the exposure

A room that runs most nights of the week ages faster than one that runs twice. Wood is treated for the exposure it has, and we set a maintenance rhythm with you rather than leaving it to whoever cleans next.

  4. Somebody local when it is Friday

On a rental, the moment something needs attention arrives at the worst possible time, with guests already on the road. We are the number, and we know the room because we built it.

The sauna is the easy part.

The site, the power, the build, and the years that follow are the project, and that is the part we handle. We represent you, not the manufacturers.

Why we work member to member
Quick answers

The practical questions, answered.

Can I run the heater from my phone?

With a Wi-Fi controller, yes, and that is available with every electric heater buildout we install. It matters most for rental properties and for households that want the room ready on arrival. Your specialist will walk through what the control adds and what it asks of the install.

Do you assemble a sauna you sourced elsewhere?

Yes, to the same standard. A sauna you found on your own gets the same site walk, the same crew, the same first-burn walkthrough, and the same support afterward. Our assembly of a room sourced elsewhere carries a three month service and craftsmanship guarantee.
